Can I sell my hotel confidentially?

Yes. An off-market sale gives maximum confidentiality: your hotel goes only to curated buyers, and each signs an NDA first. Nothing is marketed without your written approval.

How does the hotel sale process work?

Five steps: valuation and positioning; PIP and franchise transfer strategy with the brand; an off-market test or full marketing; buyer qualification; and negotiation through closing.

Can I sell a franchised hotel?

Yes. A franchised sale runs through the brand: change of ownership, a new franchise application for the buyer and usually a PIP. We plan for those steps with the brand from the start.

Should I do the PIP before I sell?

It depends on the scope and what buyers will pay. Your BOV looks at PIP and capex exposure, so you can weigh doing the work, pricing it in or selling before it.

Off-market or full market: which is better?

Off-market gives maximum confidentiality and curated buyers, NDA first. Full market gives the widest exposure and competitive tension. We’ll help you choose the path that fits your hotel.

How do you qualify buyers?

Before they see your numbers, we look at proof of funds, their lender and their odds of brand approval.

What size hotels do you sell?

$10M to $20M hotels, Nationwide. Other sizes are considered.

Do I need a BOV before I sell?

It’s the usual first step. A free, confidential Broker Opinion of Value sets the number and the positioning for your sale.
